1. Phase One Guideline

Phase One inspection comments depend upon when the inspector first arrived and where the progress was at that time.
 
1.0 DESCRIBE THE STAGE OF COMPLETION

1.0 (1) 08-28-06 arrived on property about 10:00 AM they were digging lot 46 B.  So Returned on 08-29-06 at 1:00 PM they had started on lot 47 B but had broken a gas line on 46 B  All digging was stopped.  On 08-30-06 about 11:00 AM they had started digging on lot 47 B again.

(2) 09-09-06 arrived on property digging for basement has been completed and area was being staked out for wall location.  will visit property on 09-11-06 to see if walls are ready to be set.

(3) 09-21-06 Walls for basement are being set.  Slab for basement should be poured week of 09-25-06.

2.0 (1) 09-08-06 Gravel has been placed for superior walls.  The gravel will be tamped at time of wall installation.

(2) 01/02/07 Visited property I have concern about new exterior wall at left front of home.  There is no way for water to get from behind the wall.  Thus the water will go down to drain around foundation not good.  The slop from home to street is not enough to allow a heavy rain to flow away from home.  Also downspouts will be dumping water this area.  The wall has no tie backs to keep it from moving to the left if enough pressure is applied from water or over along period of time.  It is of concern that wall will be over three foot high and will need guard rail.  This will effect the front view of home.

(3) visited property on 01/15/07 irrigation was being installed.  Foundation for wall was visible.  There has not been any drainage installed behind wall.  Side walk and driveway have been poured.

2.3 (1) Visited property on 10/24/06. The prep for slab is complete including gravel, reinforced mesh wire and moisture barrier. The slab pour monolithic pour, slab and footings are poured as one unit.

(2) 10/24/06 slab was poured. Poured footing first and stopped. Went to lot 48 B and poured footing and slab. Footings on 47 B had hardened it had been approximately 2 hours between footing pour and slab pour. This has caused a cold bond between the two concrete surfaces. Future cracks and other problems could occur. Photos 11 and 12 show cold bond area.

(3) Visited site on 10/25/06 and observed cutting of control lines in slab.

3. Phase Two Guideline

4. Foundation/Slab and Rough Framing

The Home Inspector shall observe structural components including foundations, floors, walls, columns or piers, ceilings and roof. The home inspector shall describe the type of Foundation, floor structure, wall structure, columns or piers, ceiling structure, roof structure. The home inspector shall: Probe structural components where deterioration is suspected; Enter under floor crawl spaces, basements, and attic spaces except when access is obstructed, when entry could damage the property, or when dangerous or adverse situations are suspected; Report the methods used to observe under floor crawl spaces and attics; and Report signs of abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components. The home inspector is not required to: Enter any area or perform any procedure that may damage the property or its components or be dangerous to or adversely effect the health of the home inspector or other persons.

(5) 01/02/07 visited property dry wall is installed and has been finished except for a few areas.  Trim is being installed. Cabinets are installed.

(6) visited property on 01/15/07 counter top have installed.

(7) Visited property on 1/22/07 tile was installed, appliances were being installed today, painting was complete and light fixtures were installed. Construction spacing around perimeter of basement walls had been filled. Recommend contacting Pulte for type of product used in this application.

4.4 (1) Visited site on 10/30/06 and again on 11/1/06. Framing is complete in the basement, sub floor and joist are installed and back filling has been completed. Exterior wall framing should start in the next week.

4.5 (1) Visited property on 11-27-06 roof trusses have signs of fungi on them.  We did not take swab sample,  at this time, to many people in way and did not want to slow down progress.  Trusses will need to be cleaned.
